The Group involvement in property development is via:
a) Damansara Realty (Pahang) Sdn Bhd - the developer of Bandar Damansara Kuantan ("BDK");
b) Damansara Realty (Johor) Sdn Bhd - the developer of Taman Damansara Aliff ("TDA");
c) Damansara Realty (Terengganu) Sdn Bhd - the developer of Alam Serada.
The Group activities being focused on the development and sale of 71 units of terrace homes under Phase 1, Aliff Puteri. These Aliff Puteri homes have performed commendably with 59 of the 71 units available units sold.The year 2007 also witnessed an increased level of confidence in the development with its earlier Phase 1A and 1B registering a 100% sales status and its commercial hub.
The property market in Kuantan is generally softer during the year compared to the preceding year. Nevertheless, BDK has managed to achieve 100% sales for the 2-storey shopoffice units given that the units are the only commercial properties to-date within the 85.4 acres of developed area in BDK.
On 17 May 2007, DBhd signed a Construction Contract with Windsor Trade Sdn Bhd (“WTSB”) for the proposed design, construction and completion of barter trade jetty, passenger ferry, dedicated grain terminal, cold storage, poultry barter farming products storage, CIQS complex, duty free complex, bunkering facilities, hotel and commercial centre in Sandakan, Sabah (known as SITExT).
On 29 Jan 2008, Prime Minister launched Sabah Devt Corridor and SITExT has been recognized as an integral component of SDC; placing Sandakan as the BIMP-EAGA regional trade hub.
Healthcare Sector The most significant event in 2007 is the acquisition of 70% equity interest in Healthcare Technical Services Sdn Bhd (“HTS”) from Kumpulan Perubatan Johor Sdn Bhd, a wholly owned subsidiary of KPJ Healthcare Berhad (“KPJ”) on 10 April 2007.
HTS is currently providing full range of services within the hospital development sector, from healthcare services, hospital and medical planning and design to project management and maintenance. It has the necessary expertise built-up over the years in planning, designing and managing the construction as well as in charge of maintenance of 12 hospitals under the KPJ Group.
The acquisition of HTS has given DBhd Group the opportunity to participate and focus on a specialized and niche area in design, planning, construction and facilities management within the hospital development sector. The Group now has broader opportunities to bid for projects within the healthcare sector not only in Malaysia, but also overseas.
The Group has established a high reputation for its consultancy services offered after the completion of its overseas projects such as RS Medika Bumi Serpong Damai Hospital in Jakarta, United Hospital in Dhaka and Warsaw Poland Hospital. The completion of the said projects is expected to bring more opportunities for overseas projects in the future.
DHealthcare With the commencement of DHealthcare operation on 1 October 2007, the Group has broadened its business base by promoting healthcare services to the public. A 20,000 square feet wellness centre which is located at Pusat Bandar Damansara offers a variety of quality modern and traditional healthcare services (including traditional Chinese medicines (TCM) as well as other health related services.
Dong Wen Chinese Western Medical Centre Sdn Bhd (“Dong Wen”), a Traditional Chinese Medicine (“TCM”) practitioner is currently the anchor tenant of DHealthcare. It offers acupuncture, herbalogy, body works (massage) and health benefiting exercise.
Besides traditional healthcare services, DHealthcare also offers a range of wellness screening programmes, outpatient and pharmaceutical services, laboratory services and radiology services. The dental clinic offers the latest in cosmetic dentistry and dental implant treatment.
